Your Guide To Scaffolding - Choosing The Right Type And Deciding Whether To Rent Or Buy

Regardless if you are under contract to build a 10-story luxury hotel for the Marriott or you simply want to do a roofing or structural repair on your home, it is imperative to have some rudimentary knowledgeable about scaffolding. Scaffoldings are structures that are temporarily erected for repair, construction or decoration of commercial buildings, homes or other edifices. Not only is it important to purchase or rent the correct type of scaffolding to insure that the job is done correctly, but also to maintain the safety of the construction workers employed on the job. It is estimated that 65% of those employed in the construction industry frequently work on scaffolds. Therefore, it should not be surprising that some of the most common accidents on worksites involve injuries incurred on or related to scaffolds.

Scaffolds are erected of easily assembled structures of steel or timber. On these frameworks, working platforms are placed for easy accessibility to high elevations of a building or other structure under construction or repair. There are two primary categories of scaffolding, fixed and mobile.

Fixed Scaffolds
Fixed scaffolds are constructed alongside a building and can be either independent or putlog. The independent scaffold has standards or uprights on both sides of its working platforms. This allows the independent scaffold to remain upright without support from the building under construction or repair.

The putlog scaffold has standards or uprights along its outer edges, but its inner side is supported by the structure or building itself. Putlogs have flattened ends that are placed between courses of brickwork in the building or edifice to add support. The putlogs are used to support a working platform. Independent scaffolds should also be secured or tied to the structure under repair or construction at various intervals to lend support to its overall stability.

Mobile Scaffolds
A mobile scaffold is a type of freestanding independent scaffold. It is mounted on castors or wheels that swivel and allow the scaffold to be easily moved from location to location.

Suspended or Swingstage Scaffold
A suspended or swingstage scaffold has a platform that can be raised or lowered. An example of a suspended scaffold are those commonly used as a means to wash the outer windows on highrises.

Hanging Bracket Scaffold
Hanging bracket scaffolds may have horizontal structures that are supported by the floors of the building or other edifice under construction or repair. These scaffolds should be designed by an engineer and include load testing and other safety measures.

Before purchasing or renting a particular scaffold, you must determine the scope of the project including your particular situation, budget, and needs. You must first know what function you want your scaffold to achieve. Does your project consist of a single story building or will it have multiple levels? What is the design of the building or other structure under construction or repair? How long do you project that you will need the scaffolding? What is your estimated budget? Once you have answered these questions, you can best determine the scaffolding that is best suited for your needs within your budget.

When estimating your budget on scaffolding, make sure not to put price before safety. Skimping on price can be costly both economically and emotionally if there were to be an injury or death due to improper or faulty scaffolding. A few Internet sites that both sell and rent scaffolding have estimator tools. These tools enable you to design the scaffolding for your particular needs and project and then tell you what would be needed for your design.

Once you determine the type of scaffolding that would best meet your needs, you should then turn your attention to selection. There are stores and Internet sites that sell and rent scaffolding and others that sell both new and used scaffolding. Factory direct outlets sell only new or used products they manufacture. Other stores or Internet sites are basically dealers and sell and rent a large selection of scaffolding from numerous manufacturers. By doing some comparative shopping, you would be able to find the best deal on pricing and components for your scaffolding needs.

It is also important to review the guarantee and return policies of both manufacturers and dealers of scaffolding. Questions that should be answered are:

What does the guarantee or warranty cover?
How will the scaffolding be repaired within the warranty period and after?
What is the compensation awarded if something were to go wrong or faulty components sold?

If you were currently looking to acquire scaffolding for a big or small construction or repair project, knowing what type of scaffolding needed is paramount. This not only insures that your project would be completed properly with minimal hassles and difficulties, but would also insure the safety of those on the work site.

Once you have determined the particular scaffold that would best meet your needs, you could then turn your attention to pricing and selection. By taking the time to do some comparative shopping, you would not only find the best scaffolding for your project at the most reasonable price, but you could possibly ward off potential problems such as faulty components or useless or worse yet, no guarantees on the rented or purchased scaffolding.

Gorilla(?) Marketing

A lot has been written about Guerrilla Marketing Strategies.

Does that mean putting on a monkey suit to attract attention? Of course not.

Ormaybe Yes.

Guerrilla Marketing has been championed in recent years by Jay Conrad Levinson, whos written a series of books on the subject. The name simply implies means by which you can implement marketing ideas through low-cost, non-traditional methods.

True story: when I was Advertising Manager at Royal Insurance, I received an unusual delivery one day. When I opened the box, inside was one of those plastic foot models you see in a shoe or department store. This foot was wearing a sneakerand a note attached from a local ad agency which said, in essence, Now that weve got our foot in the doorlets set up a meeting to discuss how the (name) Ad Agency can assist you and Royal Insurance in your marketing endeavors

Well, I thought it was brilliant, and invited the guy in post-haste. How can you not respond to something like that?

Here are some other ideas:

  • Send one of those inexpensive throw-away cameras to a valued client or high-chance prospect with the message Picture us together(etc.)

  • Similarly, send one of those silly bottles (of candy) that typically are labeled Stress Busters or Problem Solvers and send that, along with an apt message that acknowledges the clients concernsalong with your ability to take care of it.

  • Consider old-fashioned bartering; according to Rick Crandall, PhD, and marketing author, Barter not only cuts your costs, but can also get you a beginning client base which can then provide further referrals and testimonials.

Guerrilla marketing is as far-reaching and all-inclusive as you want it to be. It doesnt have to be wild or inconsistent with your business or industry. It just has to be different. To paraphrase Oscar Wilde, the worst sin one can commit is to be dull.

So start to think outside the box. And inside, and alongside, and near side and far side

Doctor: Find The Hidden Money!

Doctor, are you constantly asking your staff to show you the money, read on.

A doctor not only treats patients for their various physical needs but runs a business at the same time. Doctors have large overhead expenses. They pay rent, salaries, utilities, medical supplies and many other expenses. They also have to maintain their own private family home and family expenses.

Have you noticed that single practice doctors are now mostly in the past. Multiple doctors networking together is now what is expected. This cuts down on some of the overhead.

Since HMO's and other insurance plans have taken over medical insurance for most people, the medical doctor also has to change. For instance, remember the days when you actually had ten(10) minutes with the doctor. Now you may only have five (5)minutes.

The reason is money. HMO's and other insurance companies have cut the reimbursement to doctors. The doctor has to make up the difference in revenue by seeing patients in volume.

Many older doctors are now retiring thanks to HMO's and other insurance plans. The doctors are confused and angry with the change in medical care. When they went to medical school, it did not include fighting with insurance companies for medical care for their patients.

Doctors do ever wonder why your office is not bringing in as much revenue as it should? Read on.

I worked in several doctors offices over the years and I have been a patient in many. As a patient, I always observe the receptionist. I watch the interchange between the receptionist and the patients as they come up to the window to check in. Is the receptionist courteous and polite to the patient?

RECEPTIONISTS RESPONSIBILITIES:

(1) Be aware of money owed by the patient from a previous visit.

(2) Collect co pays.

(3) Make sure the patient has given you the correct insurance information. Call the insurance company and find out if the deductible has been met for the year or if there is a co pay owed.

(4) If a cash patient make sure you collect the money before the patient leaves the office.

If an arrangement has been made between the office and the patient to pay part now and part later, make sure the patient is well aware of this before they vanish forever into the sunset.

(5) Make a copy of the front and back of the insurance card.

(6) If the patient needs a referral or authorization make sure it is in the chart ahead of time. Going back and trying to get a retro leads to more paperwork and an angry patient.

(7) Make sure you have the patients correct address.

(8) Answers the phone and makes appointments.

RECEPTIONISTS multitask constantly though out the day. They have an important job. They are the spokesperson for the doctor. When a patient checks in or out of the office is when the money is collected from the patient. It can easily be missed.

MEDICAL INSURANCE BILLING:

(1) Send the claim form out correctly the first time to the medical insurance company. Take the time to check it over and make sure all information has been keyed into the computer correctly.

(2) If a mistake was made and you receive and Explanation of Benefits (EOB) back requesting medical records or whatever is needed to get the claim paid, do it immediately. This will cut down on the number of angry patient calls to you.

Billers you may not like the piles of denied Explanation of Benefits you receive back from the insurance companies but they are pure gold for getting the claim paid. The balance is usually the patients responsibility.

THE DOCTORS RESPONSIBILITY:

Sometimes, the workload is so heavy the biller gets stressed and frustrated and feels trapped. When this happens maybe, another person is needed to divide the workload.

The doctor needs to take a good look at how smoothly the office is running. How efficient is the receptionist in multitasking and collecting the money.

The doctors today need to be well informed on medical insurance and the various plans. This way the doctor can treat their patients according to what their medical plan will allow.

If during the doctors visit the patient needs an unexpected procedure etc., the procedure should be authorized with the insurance company before the procedure is performed. By treating the patient before the authorization is obtained, the doctor may not get paid for the procedure.

The explanation of benefits (EOB) from the insurance company will be denied for the reason. Not a covered benefit or no prior authorization.

The doctor must take a more active role in the running of the office and be aware of all the medical billing nightmares that pop up and why they happen.

DOCTOR - FIND THE HIDDEN MONEY SITTING IN YOUR COMPUTER:

Many times there are claims ready to be paid by the insurance company, the insurance biller must be trained to handle problem accounts.

The easiest way to find the hidden money is to run a print out of all your open accounts.

(l) Have they been followed up?

(2) Look at all the Explanation of Benefits denials that are probably stacked on a desk. This is a very good way to get a handle on what is actually happening to your money!

(3) Sometimes, all it takes is an appeal by phone or by letter to start communication once again with the insurance company.

These are some suggestions to look at in finding hidden money. This entire article can start revenue flying into your office.

Sometimes, all it takes is a kind word, a hand shake while saying, "good job" to your staff to motivate them into zoom mode and get the job done!

Today doctors and patients are trapped in escalating medical costs. What do we do about it? How can we change this?

WHEN THE MEDICAL INSURANCE SYSTEM DOESN'T WORK:

We start with the local, state and on to federal government.

EVERYBODY NEEDS MEDICAL CARE! I will repeat. EVERYBODY NEEDS MEDICAL CARE! Did you hear me in Washington. If the system doesn't work. CHANGE IT!

Please let me hear from you on this article or any of my other articles.

If you have a question on your medical bill when you have insurance check out my article listed below:

Horrifying Medical Bills With Insurance! Fight Back!

If you don't have medical insurance check out my article listed below:

When I Don't Have Medical Insurance! What Do I Do?

Everybody is entitled to medical care. Do you hear that Washington. If the system we have doesn't work. Change It!

The History of Body Piercings - Ancient and Fascinating Around the World

Body piercings have seen a resurgence of interest in the last ten to twenty years and are becoming more and more a part of the mainstream Western culture. Take a look at any fashion or entertainment magazine and youll see plenty of well-known celebrities with body piercings like navel rings or a labret. You might be surprised to find out that piercing is actually an ancient form of expression that most cultures have practiced at some time or other for thousands of years.

Egyptian body piercings reflected status and love of beauty

The earliest known mummified remains of a human that was pierced is over 5,000 years old. This worthy gentleman had his ears pierced with larger-gauge plugs in his ears, so plugs may be one of the oldest forms of body modification there is! We also know that the Egyptians loved to adorn themselves elaborately, and even restricted certain types of body piercings to the royal family. In fact, only pharaoh himself could have his navel pierced. Any one else who tried to get a belly button ring could be executed. (Tell that to Britney Spears!) Almost every well-to-do Egyptian wore earrings, though, to display their wealth and accent their beauty. Elaborate enameled and gold earrings frequently portrayed items in nature such as lotus blossoms.

Body piercings are also mentioned in the Bible. In the Old Testament its obvious that body jewelry is considered a mark of beauty and wealth, especially for Bedouin and nomadic tribes. In many cases, body jewelry was given as a bridal gift or as part of a dowry. It is clear that piercing was a sign of status and attractiveness in Biblical times.

Romans were practical piercers

Romans were very practical people, and for them piercing almost always served a purpose. Roman centurions pierced their nipples not because they liked the way it looked, but to signify their strength and virility. It was a badge of honor that demonstrated the centurions dedication to the Roman Empire. As a symbol, it was important and served a specific function, unifying and bonding the army. Even Julius Caesar pierced his nipples to show his strength and his identification with his men.

Genital piercing through the head of the penis was performed on gladiators, who were almost always slaves, for two reasons. A ring through the head of the penis could be used to tie the organ back to the testicles with a length of leather. In gladiatorial combat, this prevented serious injury. With a large enough ring or bar, it also prevented the slave from having sex without the owners consent. Since the gladiator was property, a stud fee could be charged to another slave owner for the highly prized opportunity to raise the next generation of great fighter.

Making love or war, piercing makes it better

Going across the ocean at around the same time, the Aztecs, Maya and some American Indians practiced tongue piercing as part of their religious rituals. It was thought to bring them closer to their gods and was a type of ritual blood-letting. The Aztec and Maya were warrior tribes, and also practiced septum piercing in order to appear fiercer to their enemies. Nothing looks quite as frightening as an opponent sporting a huge boar tusk thrust through his nose!

This practice was also common among tribes in New Guinea and the Solomon Islands. Some of the materials commonly used were bone, tusks and feathers. Hundreds of years later, French fur trappers in Washington State discovered American Indian tribes who wore bones through their septum and called them the Nez Perce, meaning Pierced Noses in French. Its interesting that civilizations separated by thousands of miles and even centuries often developed a love for the same kind of body piercings to enhance certain features, isnt it?

In Central and South America, lip labrets were popular for purely aesthetic reasons women with pierced lips were considered more attractive. In fact, the holes were often stretched to incredible size as progressively larger wooden plates were inserted to emphasize the lips as much as possible. (Kind of like collagen today). The Aztecs and Maya also sported lip labrets of gold and jade, many of them elaborately carved into mythical or religious figures or sporting gemstones. These were seen as highly attractive and to enhance sexuality.

As the world moved into the dark ages, interest in piercing died down somewhat and the medieval church began to condemn it as sinful. For a few hundred years, Western civilization abandoned the practice. As the Renaissance went into full swing, however, interest in piercing began to pick up again.

A new era and a new interest in body piercings

Sailors became convinced that piercing one ear would improve their long-distance site, and so the site of a sailor with a gold or brass ring became common. Word also spread that should a sailor be washed ashore after a shipwreck, the finder should keep the gold ring in exchange for providing a proper Christian burial. Sailors were both religious and superstitious, so they generally spent a lot for a large gold earring to hedge their bets.

Men became much more fashion-conscious during the Renaissance and Elizabethan eras, and almost any male member of the nobility would have at least one earring, if not more. Large pearl drops and enormous diamond studs were a great way to advertise your wealth and standing in the community. It could also designate royal favor if your earring was a gift from a member of the royal family.

Women, not wanting to be outshone by the men in all their finery, began to wear plunging necklines, with the Queen of Bavaria introducing the most outrageous, which consisted of not much at all above the waist. In order to adorn themselves, women began piercing their nipples to show off their jewelry. Soon they began wearing chains and even strands of pearls draped between the two.

Men and women both discovered that these nipple piercings were also delightful playthings in bed, adding sensitivity to the breasts and giving the men both visual and tactile stimulation. Men began getting pierced purely for pleasure as well. While not entirely mainstream, piercing of the nipples and, occasionally, the genitals, continued to hold interest for members of the upper crust of society in Europe on and off for the next few hundred years.

The next resurgence of interest was, surprisingly, during the Victorian age, which is usually seen as very repressed. Prince Albert, future husband of Queen Victoria, is said to have gotten the penis piercing that is named after him in order wear the tight-fitting trousers so popular at the time. The ring could then be attached to a hook on the inside of one pant leg, tucked safely away between the legs for a neat, trim look. Although we have no record of Victorias response to the piercing itself, there is ample evidence she was wildly in love with her husband and almost never left his side after their marriage!

Soon, Victorian men were getting Prince Albert's, frenums and a variety of other piercings purely for the pleasurable sexual effects, and women were doing the same. By the 1890s, it was almost expected that a woman would have her nipples pierced. In fact, some doctors at the time suggested it improved conditions for breastfeeding, although not all agreed. It was an interesting double standard - plenty of people were doing it, but no one was talking about it.

Modern-day body piercings

In the last hundred years or so, body piercings in the Western world have mostly been limited to the ears, a standard hold-over from the fact that both men and women wore earrings during Elizabethan times. The Puritan movement did away with men wearing earrings, however, and it didnt really regain popularity until recently.

Nose rings found new interest when young people (they were called hippies then) from the U.S. began traveling in India extensively looking for enlightenment in the 1960s. They noticed the nostril rings that most women had been wearing there since the sixteenth century. In India, this was a form of traditional, accepted adornment and was often linked to an earring by a chain. For rebellious teens from America, it was a great form of rebellion.

After bringing nose piercings back to the U.S., the interest in body piercings of all kinds quickly caught on during the 1980s and 1990s. Celebrities, sports stars and singers all began sporting a variety of piercings. Soon, high school students and even stay-at-home moms were flashing new body piercings. And the rest, as they say, is history!

Unlocked Cellular Phone Questions And Answers

There's a lot of buzz in the communications industry surrounding unlocked cellular phone models. With concerns about wasting money on expensive phones that will only work with one carrier and a desire for portability, these phones are gaining in popularity.

Still, many people do not know what unlocked cellular phone models are and how to use them if they have them. Let's take a look at some of the most basic questions and their answers surrounding these phones.

What is an unlocked cellular phone?
These phones are simply models that can be programmed to accept different service provider information. This means a phone purchased to work with one plan can be transferred to another with a few basic programming steps.

Can any cell phone do this?
No. Phones that have the portability and freedom options of unlocked service are only GMS models. These are special phones that can handle information changes.

Where are these phones found?
GMS phones are typically those sold by such service providers as AT&T, Cingular and T-Mobile. They can also be found through other companies, but it pays to ask. These phones can also be found in cell phone retailers and online.

How do they work?
Unlocked cellular phone service works by switching out SIM information in the phone itself. The SIM, or subscriber information module, has the user's information, the serial number of the phone and calling information. When a phone is turned on by a company, this SIM is programmed with information to allow it to work with that service. There are simple steps, generally, anyone can take to find their SIM information.

How do you unlock a SIM?
To make one of these phones compatible with another service, the SIM needs to be unlocked, thus the name. This process is generally achieved using a special programming code. These codes are sometimes sold with the phone, or the phone will come unlocked so it can be programmed at will. There are locations that help cell phone owners find the right code, too. Some cell phone service providers will help with this, as well.

Is this legal?
Technically, yes. When an unlocked cellular phone is purchased by a buyer, that phone is theirs. It does not belong to the service provider who sold it. Some cell phone companies do, however, make it very difficult for people to use the phones they sell with other services. Others are not quite as proprietary.

What is the benefit of this type of phone?
These models give their owners more freedom. When an expensive cell phone, that happens to be one that can be unlocked, is purchased, the investment can carry through to different service providers and plans. These phones also take away the worry of having to reprogram a new phone with numbers and other important information. Many people refuse to use anything else, especially when more expensive cell phones are purchased.

The unlocked cellular phone option isn't a new one, but it's one that is really catching on. As phones become more complex and expensive, having the option for portability is something many people insist on.

Kitchen Island Ideas for Great Custom Kitchen Islands

Use kitchen island ideas to better understand how to create a more functional and comfortable kitchen. Using custom kitchen islands means having the most appropriate island for your home and kitchen area based on your kitchen space and your needs. Kitchen island ideas take us back to the farmhouse kitchen, even back to medieval times when a large worktable was used to do most of the preparation work.

Besides meal preparation, the kitchen can become a gathering area for family and friends if there is enough space. Since so much happens in the kitchen on a regular basis, getting the layout right is important. The kitchen island can serve as an additional eating area, and food preparation can easily be done there. In a large kitchen, the kitchen island can shorten the distances within the working triangle (sink, refrigerator and range or cooktop) and make it more efficient.

Here are kitchen island ideas to consider when planning your kitchen:

1. Kitchen islands work best in larger L, U or G-shape kitchens. If the kitchen is too small, the kitchen island will become an obstruction and hinder easy movement. The best custom kitchen islands for small to midsize kitchens are a portable butcher block or kitchen cart for food prep or extra storage.

2. Include a ventilation hood overhead to eliminate smoke, steam and cooking odors if your kitchen island is going to have a cooktop. The range hood should extend beyond the cooking area by 3 inches or more on the sides for proper ventilation. Using the correct fan size will ensure that removal happens as intended. Have a fan capacity of about 50 cubic feet per minute (cfm) for each square foot of cooktop area.

3. A second kitchen sink can be included on the kitchen island. Use a sink that is deep enough for washing large pots and pans, and consider equipping the kitchen island with a trash compactor, garbage disposal, recycle bin and even a dishwasher. Cleanup will be much easier when these appliances are close by the sink.

4. Allow adequate countertop space on both sides (left and right) of the kitchen island if a sink or cooktop will be used. Include at least 15 inches of countertop space on each side, and if your kitchen is large enough, allow even more space. You can never have too much countertop space in a kitchen. Also, rounded countertop corners help protect everyone from bad bruises -- this is true about all kitchen countertop corners.

5. Additional kitchen island ideas are to consider using shelf space on the sides of your kitchen island for cookbooks, collectibles or storage. A built-in TV works here, especially if it faces the family room. Or a microwave may work well for heating up after-school snacks and cooking foods quickly.

6. Countertop material for the island doesn't have to match the rest of your kitchen countertops as long as it is harmonious with the room's overall design. You may want to splurge on solid surfacing here, for example, and use laminate on the other countertops. A butcher-block countertop is ideal for chopping, while granite or marble works well for baking purposes and for rolling pastry dough.

7. Maximize natural light by having windows and skylights, and keep kitchen wall surfaces light in color to reflect daylight. Custom kitchen islands work great by using pendant or recessed fixtures to direct light onto the kitchen island and other work areas. Electrical codes will likely require that electrical outlets be located on the sides of fixed kitchen islands, not on the top, to prevent electrical shock.

Use custom kitchen islands ideas to help you know how to create an attractive area that will perform a variety of useful functions. Designed correctly, kitchen islands will make your work area more functional and efficient and will be enjoyed by everyone for many years. Read as many kitchen island ideas as you can on using an island to improve the functionality and comfort in your kitchen -- after all, your kitchen is most likely the most popular room in the house.

Art Deco Chandeliers

Art deco chandeliers are products of an art style that originated in the 1920's. Its origins lie in Europe until it spread in other parts of the world such as the United States.

The term Art Deco came from the World Fair held in Paris in 1925. The fair was officially titled Exposition Internationale des Arts Dcoratifs et Industriels Modernes. For years, Paris remained the center of Art Deco style. From this place came popular Art Deco designers like furniture maker Jacques Emile Ruhlmann and metal artist Jean Dunand.

True to its name, art deco chandeliers reflect the characteristic of materials that characterize the Art Deco style. Among the materials that make up such chandeliers are aluminum, stainless steel, inlaid wood and lacquer.

Designs of Art Deco chandeliers also resemble typical patterns reflected in Art Deco paintings. These chandeliers usually have sweeping curves in its design. The sunburst motif is also a famous example of an Art Deco chandelier design.

Because Art Deco was originally associated with elitism, Art Deco chandeliers have been a favorite feature of royal gathering places and churches. Their antique look and large sizes match the high ceilings and rusty posts of such establishments.

In the United States, Art Deco lightings came to birth during the 1930's, when buildings inspired by the art movement were established. Examples of these are the Chrysler Building and the Radio City Music Hall. Both are located in New York City.

Today, Art Deco chandeliers are readily available as a form of modern chandeliers. Sample pictures, complete with prices and shipping charges, are available in several websites of chandelier stores. Some stores also offer custom design packages for buyers who want to implement their own touch to readily available Art Deco chandelier design templates. With the help of the store artist, they can come up with their own version of an Art Deco chandelier.

Together with chandeliers inspired by other periods in history, Art Deco chandeliers have indeed widened the selection of homeowners and interior designers alike.

Chandeliers provides detailed information on chandeliers, crystal chandeliers, antler chandeliers, candle chandeliers and more. Chandeliers is affiliated with Kids Ceiling Fans .

I have included a sample template to construct the LOI. Lets take a look at the contents of a LOI so you can learn how easy it is to construct one so you can quickly put a property under contract.

A letter of intent (LOI) has five simple components in its content:
1. Buyers name
2. Property address and description
3.The offer which includes:
-a.Purchase price
-b.Down payment
-c.Terms
-d.Conditions
-e.Due diligence time
-f.Closing time
-g.Other clauses or provisions
-h.A formal contract will be written up when the LOI is approved
4.A clause that makes the LOI non-binding
5.Your signature and a place for the sellers signature

The is simple content, that anyone can put together. Just make sure you simply cover all details so the seller knows exactly what you intend to do.

By creating an informal LOI this will allow for easy negotiations. The LOI should address all details. This will allow the seller the opportunity to come back with alternate terms. This type of negotiation will allow you and the seller to discuss the terms without the rewriting of the document.

The LOI is accepted, there is a due diligence period. This document will give both parties time to check out the property doing the inspection period. The negotiation may change the terms doing the due diligence process. There may be some issues about the property that have not be previously disclosed, are discovered. There may be a damaged foundation in which the buyer will not want to purchase the property and this will allow the buyer to option out of the non-binding contract. The LOI takes care of all the facts and figures and everything should be verified so that you the buyer will understand exactly what type of property you are buying. The LOI is a great document to use so that if things are not to your liking you can back out of the deal.

When you locate your first property remember to use the LOI to purchase the property. The process is simple and will not take a lot of time, it does not consist of legal fees, and you structure the document easy to read and.

LOI, is easy to construct, and it will represent what you truly intend. Take some time to practice a few before you submit them to sellers. You can cover all the details, and prepare to negotiate the terms if necessary.

Think Tank Topics and Many Things Considered

Think tanks are not for everyone, they are for the intellectually strong. Think Tanks are for people who think outside the box, in the box in and around the box. Not everything Think Tank is suitable for every super intellectual, and those that have the minds and abilities to help lead the human race need to be sure they are with a think tank that is looking for solutions and not just repeating the problems that everyone already know challenges the human race.

Running an Online Think Tank, is no easy endeavor, in fact, it is quite hard for instance let me tell you a little bit about what our Online Think Tank did last week and let us discuss what we did not talk about. A few days ago, a gentle man from a far-off land e-mailed our Online Think Tank and proposed the following topics:

  1. Peak Oil and Climate Change
  2. Lack of Space Technology Advancements
  3. Probability of Bird Flu Pandemic and BioTech
  4. How People Treat Each Other in The Internet Age

Perhaps these might become topics for next week in another incredible lineup, which will probably include: 30 topics, 20 book reviews, 1000 researched web site views and 50 research papers or perhaps not. We did discuss some climate issues, however not regarding the Peak Oil Theory. This week's topics include a challenge is and solutions to some of the following topics:

A. High Buildings of the Future -- Graphene coatings, increased solar cell efficiency, return on investment for solar cells, new materials such as Carbon Nano Tubes, self-cleaning glass and flexible concrete.

B. Oxygen Making Machines -- for underwater use in construction, special forces equipment, environmental and pollution mitigation adding oxygen into the water to prevent dead zones, which are void of sea life.

C. Speedboats with Wheels -- A look at the current designs being built in the UK and in Lake Havasu City, AZ - can these automobile/speedboats be made to fly through a combination of wings and hydrofoil or hovercraft technologies?

D. Lagoon Cleaning -- possible new inventions and innovations for environmental cleaning up lagoons to prevent mosquitoes and pollution build up, which will get into the groundwater. A look at several technologies currently available plus looking through eight years of Pollution Equipment News Magazine and other library periodicals.

E. Honey Cone Shape Soundproofing Designs -- A look at cloaking sounds to improve quality of life, stealth UAVs, missiles and aircraft. How the Future Fighting Force might use these technologies.

F. Large Wind Farms VS Early Warning Radar Systems -- How to prevent enemy stealth aircraft and small boats from entering our borders un-detected, while increasing efficiency of the wind generators without creating a radar signature.

G. The Biometrics of Human Scent -- Attaining a human scent from a fingerprint.

H. Creation of a Whale-to-Human Communication Device -- creating an ELF or ULF communication device to talk to the largest sea creatures on earth.

I. Brick Designs and Earthquakes -- Of all the potential designs that can be used for brick Laying, which one is best to hold up in an earthquake and why.

J. The Reality of Biofuel Emissions in Creating the Fuel -- how much pollution is created in the air from growing seeds, planting, cultivation, shipping by rail, ethanol plant refining, transportation by truck, refueling at the pump and the cars themselves.

K. Strategic Business Units (SBU) -- are the terms special team, project management team or innovation team. Similar to a strategic business unit, which was tot in 1975 in America's top MBA business schools.

L. Air Cushioned Lawnmower -- is it possible with lighter materials and high-tech plastics to now create a better air-cushioned lawnmower, which were popular in the 1970s? Can we build a ride on lawnmower that rides on a cushion of air instead of wheels?

M. No Smoking Outdoors Laws -- Should cities be allowed to enforce no smoking outdoor laws or no smoking at your home, if a neighbor complains and can smell the smoke? Some cities are doing this now will more follow, what about freedom?

N. Congressional Caucuses and Oversight -- There seems to be way too many Congressional caucuses such as the Caribbean Caucus and with all the congressmen and women in joining these caucuses and their donations to their war chest for future political campaigns, should the taxpayers make this an issue?

O. Information Longs to Be Free -- Is it true that intrinsically information always finds a way to get out? What does this mean for keeping secrets in the Internet age? What does this mean for those who sell information and are making money by controlling it?

P. Science Is Negotiable -- In this age of Global Warming fear tactics, and self interest groups finding large amounts of research, is science negotiable? What about the cloning fraud experiments - What about bogus theories coming from once strong research facilities with impeccable credentials and integrity? What about Thomas Kuhn's book; "The Structure of Scientific Revolution?"

Q. Atheists and Moral Foundation -- Can anyone relation claim, morals and integrity over a matter relation or even a non-religion? Can a Christian legitimately tell an atheist that he or she has no moral foundation? Does a moral foundation include going to a building, a church or a Mosque once a week to be reminded to be good? What is a moral foundation, can we define it without using the names of historical philosophers or dead white men? How should we go about that process?

R. Collecting Deadly Space Radiation -- should we be collecting a space radiation and using it for energy, a rather than trying to shield the Astronauts, why waste energy?

S. Ogallala Aquifer -- the southern part of the aquifer is losing two to 4 feet per year. This will severely affect regional economies perhaps even collapse them; the, corn, winter wheat and grain are all at risk. Tillage strategies need to be introduced to hold in the moisture and save 50% and drip irrigation could save another 50% - cover crops, pancake strategies and modified irrigation scheduling makes sense.

T. Los Angeles Police Department -- CompStat System is working well in covering 465 mi. of concrete with only 9500 policemen - one policeman for every 465 people, which is half that of New York City. Can these systems be used in smaller towns to save on budget money for police and if so why are we not using them now; Nationwide.

U. RFID Tags and Efficiencies of Distribution -- There is $8 trillion worth of inventory, which is lost in the system. Reducing this number will prevent spoilage and loss of brandname through better customer service. Individual RFID unit level tags, approaching three cents each, active RFID tags need to come down a little in price. This could prevent counterfeit drugs, which is a loss in the economy of $50 billion per year.

V. Global Warming, and Ice Melt -- Are the scientific reports true that 92 cubic miles per year of ice melt will raise the ocean height one inch every 100 years? If so why is everyone so worried? The European Union transportation sector increased emissions by 24%, and yet they are complaining that the United States of America, allows too much CO2 into the atmosphere and what about China? The Kyoto Treaty would cost the US economy 100 Billion per year. Both sides on global warming science need to come together and get legit.

W. Chinese Airlines Accused of Dumping -- China Airlines is charging 50% less than South Korean airlines, are they dumping? China needs open markets, less protectionism, a floating currency, reduction of graft and corruption in the legitimate stock market that is not trading at 67 times earnings. Is fair trade, free trade, if so what is fair?

X. Consumer Expectations and Entitlement -- are consumers expecting too much of small-businesses? Do consumers expect every single company to deliver as fast as Domino's pizza and every online company to perform is well as Amazon.com? How can this possibly be possible with all the rules and regulations on small-businesses? More and more consumers are demanding to talk to the manager and threatening to boycott the businesses and call the Better Business Bureau. What can be done to mellow out consumers in the Internet age?

Y. Bicycles for Guns -- in the Democratic Republic of Congo in Africa and NGO has traded 6500 guns, grenades, poison arrows for a large number of bicycles. If we could lower the cost of a bicycle to $50, is it possible to have one bicycle per child, just like having one laptop per child. If they trade their guns in for bicycles, fewer people will be killed.

Z. Truck Driving Dangers -- the occupation of truck driver is still in the top 100 of the most dangerous jobs in America, with a fatality rate on 23.3 per 100,000 drivers. Will the sleep rules actually help or hurt. If drivers are asked to sleep more and drive less than there will be more trucks on the road, and therefore more traffic and potentially more fatalities. Recently, the DOT asked for comments on the Mexican truck driver rules and they were overwhelmed; many of the comments came in with regard to lack of sleep for Mexican truck drivers. No one knows how long they had sleep or if they even had slept before entering the United States.

It is our belief at the Online Think Tank that a Think Tank should be unlimited in thought. Therefore, they should think on a wide variety of subjects even if they specialize in a specific industry. Being able to think and come up with solutions often means borrowing ideas from other industries and considering all the potential crossovers. May I ask you if your think tank thinks like this? If not, perhaps you should look for one that does. Think on it!

What's a Good MLM Lead

What determines a good MLM Lead? Is it someone that can fog up a mirror? Just kidding. I know that you will have encountered one worthless MLM lead after another and now it's time to put you in control of the game - where you will create the golden reservoir of the type of MLM lead that everyone will be envious of! Let's get down to it.

I'm sure you can think of a thousand different things you would love to be doing in your life right now, but there you are...working at YOU Inc...running a 'non-profit' business from the discomfort of your home...

Am I close? Trust me on this, I know how that feels!

And the most important aspect of your business is to fill your pipeline with one quality MLM lead after another. Sounds simple huh? Well, it's not for the faint hearted to face a barrage of no's only to be told by your up-line that you're doing well!

Did insanity ever occur to you like it did to me? I was steering insanity right in the face. I just knew there had to be a better way.

And I found that better way and want to share a couple of things with you.

Imagine never ever having to chase a broke MLM lead ever again. Imagine being able to head out for the evening and actually socialize with people and knowing that money is rolling into your bank account whether you are there or not. Imagine being able to show others in your team something that actually works. And imagine being led by the hand through one of the most powerful marketing systems every created - which was built with you in mind.

You've heard time and time again that the most successful business are the ones with a tried and tested system in place. Now, in MLM we get told that we do have a system but the problem is that the biggest variable is you - or the distributor themselves that makes up a huge part of the one fallible variable!

Imagine having a 24 X 7 cash cranking machine...

Welcome to the world of internet marketing. When I first stepped into this world I got totally bombarded with information and just ended up more confused than when I started. This is a lethal trap, especially for men, as we start sucking in every ounce of information that we can get our eyes and ears on. This becomes the modern day crack for every wanna be entrepreneur.

Now, there's no need to face all the overload and fall into the deep pit of information overload. There's no need to buy expensive coaching programs that give you too much stuff that you aren't ready for. What you want is to start taking your business forward from where you are - right now.

I want to offer you a few simple ways to start building your internet empire so you can actually start living the life of your dreams and walking the talk - instead of telling everyone how great the freedom of running a successful MLM business can be and you are tied to your home office like a ball and chain!

MLM lead generation: The best advertising medium today is Google Adwords. This system is so powerful due to the tracking capabilities so I would suggest that you want to go and get yourself educated in this area first.

Set up your own web page: You want to stand out from the crowd don't you? There's no point using a company website that offers the same as everyone else. You shooting yourself in the foot before you even get started. You can find plenty of great information on the internet about how to design your very own website. Start getting educated as this is an amazing skill to have. You don't want to be sending emails backwards and forwards to some guy in India just to get a few words changed on your page!

Study human psychology: Study the way humans act and interact. You will find that most people operate in very similar ways and once you understand this you can communicate with them on a much better level. Imagine learning the art of influencing and the affect it would have on your business and your interactions with an MLM lead?

Writing or copywriting: Copywriting is one of the highest paid skills on the planet. It's because they have the skill in understanding what is going on inside people's heads and can translate your spoken message (sales message) onto the computer screen and onto a website that attracts leads like flies. Writing sales letters is just a sales pitch in print, but it is an art that can be learnt.

Can you see how all of these are linking together?

Just take it one step at a time. Have some structure to what you are doing and get a clear picture of what you wan to achieve.

Warning: We do live in the information age but there's not point jamming in into your head if you don't do anything with it.
