Special Report - The Secrets Behind Magnetic Advertising

One of the biggest mistakes I see made by well-meaning network marketers is the attempt to write, create, and place advertisements without any real training.

I just picked up this month's issue of the Home Business Advertiser, which basically serves as a targeted advertising platform for network marketers, spiced up with a handful of articles by industry leaders.

Here is the sad part: I am going to guess there are about 200 ads in the magazine ranging in size from small classifieds to full pages. Out of these 200+ ads, I found less than ten which were truly good, and half of those were professionally written and tested by the large lead companies that placed them!

The rest: Page, after page, after page, of wasted time, potential, and money. Unless you know EXACTLY what you are doing, DO NOT place anything more than a small, inexpensive classified while you learn the ropes.

The one and ONLY goal of your advertising is to elicit a direct action from the reader which allows you to capture their contact information. Period.

Your ad prompts them to call an 800 number, or sends them to a website where they can leave their contact information in exchange for something of value. (You have to give them a d*** good reason to leave their info, Or they will not).

Whether you send them to a website or 800 number, those tools have ONE PURPOSE: To capture that information. Not to sell them on your business. Not to tell them about your company. Just capture their information.

Once you have their information you need to establish a good relationship with that person. They will only buy from you if they like you, and most people only like people they trust. You do that by giving them great information and great products that truly make a difference to their lives.

And don't just give them info through a bi-monthly newsletter, establish many ways for them to learn about you and your services.

This is key: The fact that I am educating through every tool. I am not hiding the information. I am giving it away, along with the opportunity to learn even more.

People would not be able to see the value of the product or system if I kept everything behind an order page.

Why it is important to have so many options? Because once a person finds something that could solve their problems, they want to dive in and learn as much as possible.

With a variety of tools, they can see it, hear it, feel it, and take ownership of it. And each of these items points back and reaffirms the original message: buy Magnetic Sponsoring because it can help you grow your business.

I rarely spend money on advertising that does not have the ability to create instant and automatic direct response cash flow. In other words, I almost never advertise just for "leads" for my MLM opportunity like everyone else out there.

Environmental stimuli, or carcinogens, such as tobacco smoke, radiation, chemicals, or infectious agents, can cause cancer. Cancer can also occur in young children and adolescents, but it is rare. Some studies have concluded that pediatric cancers, especially leukemia, are on an upward trend.

Cancer is caused by exposure to carcinogens (cancer causing substances), which alter and damage DNA. Cancers are classified by the type of cell that resembles the tumor and, therefore, the tissue presumed to be the origin of the tumor. Germ cell tumor: tumors derived from reproductive cells, most commonly found in the testicle and ovary. Female and male infants have essentially the same overall cancer incidence rates, but white infants have substantially higher cancer rates than black infants for most cancer types. Relative survival for infants is very good for neuroblastoma, Wilms' tumor and retinoblastoma, and fairly good (80%) for leukemia, but not for most other types of cancer.

1. Limit alcohol.

3. Stay physically active.

4. Consider limiting fat in your diet.

5. Avoid prolonged exposure to the sun and other UVA/UVB sources, such as tanning beds.

6. Use ample amounts of sunscreen or sunblock with an SPF of 15 or higher every day, even if it is cloudy.

7. Wear large framed or wrap-around sunglasses to protect the eye area.

8. Have your skin checked by a dermatologist regularly.

9. Do avoid all poisonous chemical substances such as cigarettes, alcohol, car exhaust fumes, as well as fumes belched by factory chimneys, which are very toxic.

Attaining an athletic scholarship is hard work. Colleges and Universities only focus their targets on a few high school athletes. Since a scholarship doesnt just come to you naturally, you will have to do some work to win one yourself.

How to Buy a Home Without a Down Payment

Mortgage rates are rising and its becoming more difficult for a prospective buyer to save up for the necessary down payment. Fortunately, there are ways around this hurdle.

Although homebuyers were once required to put down 20% of the purchase price, those times are long gone. Generally, lenders now require 3 to 5 percent down. The problem then becomes how to save up for that 3 percent.

What many dont know is that they have several options for coming up with the money.

RETIREMENT SAVINGS

Most 401 (k) or Individual Retirement Accounts will allow people to borrow or withdraw money early. Doing so can be a good strategy for the home buyer. With a 401 (K), one can borrow up to $50,000 or 50 percent of the balance, whichever is less, and then repay a loan over five or more years, with interest. The added advantage is that this type of borrowing wont count as debt when a lender is assessing a persons qualifications for a loan. And there is also the possibility of getting better appreciation on money invested in real estate.

But, are there drawbacks from borrowing from a 401 K? There can be. For one thing, if the borrower quits or gets laid off from the job, he must repay the loan within 90 days or be subjected to penalties and taxes on the early disbursement.

GIFT MONEY

While borrowing against retirement savings is possible for people who were able to set money aside, there are many people who have little or no savings.

What many dont know is that some loan programs allow borrowers to use gift money to make down payments. This gift money must generally come from family members, spouses, domestic partners, or even nonprofits.

NONPROFITS

There are many nonprofit organizations, such as the Home Solution program, that help first-time borrowers. Sometimes the seller will pay 3 percent of the sale of the home, plus a fee, to the nonprofit. The organization then loans the buyer that 3 percent at closing time for use as the down payment. And the Federal Housing Administration generally insures both Gift and Non Profit Loans.

There are also programs run by nonprofits to help low-to-moderate-income people purchase homes. One such program is the Habitat for Humanity, which requires buyers to contribute by working on their own home as well as the homes of others.

Additionally, housing finance agencies in many states offer special loan programs for low- to moderate-income buyers. Fannie Mae, the biggest buyer of mortgages, offers loans through housing finance agencies that require down payments of as little as 1 percent or $500, whichever is less.

NO-DOWN and LOW-DOWN

Another option available is the no- and low-down payment loans. These types of loans, however, have the disadvantage of requiring costly mortgage insurance. Mortgage insurance benefits the lender in cases where a borrower defaults on the loan.

But, there are ways around this hurdle. A person can avoid mortgage insurance by getting a "piggyback loan." A piggyback is a home equity loan borrowed on top of a primary mortgage. For example, one could put 5 percent down, get a primary mortgage for 80 percent of the homes price, and a higher-interest home equity loan for 15 percent of the price.

In one example, a couple made a 5 percent down payment from the proceeds of a previous home, got a 20-year home equity loan for 15 percent of the purchase price, and a 30-year mortgage for 80 percent of the price. The piggyback loan allowed them to avoid buying the mortgage insurance. While the payments on the second mortgage are roughly the same as what they would have been paying toward mortgage insurance, they can deduct the interest expense on their income taxes. And so theres the added benefit that the piggyback loan is working for them, not the lender.

THE UNORTHODOX

Some African and Caribbean cultures use the unorthodox method of forced savings known as the susu. In the susu plan, a group of people use peer pressure to compel each other to save. They pool their money and then distribute it among themselves, periodically, such as on a monthly basis.

For example, a dozen people might contribute $500 each into the pool every month for a year. In the first month, one person gets $6,000. The next month, the next person gets $6,000, and so on. At the end of the year, each person has both contributed, and received, $6,000.

There are many options out there for getting around the down payment hurdle. Ultimately, the borrower must decide what method is most suitable to his needs.

How Will Your Children Or Grandchildren Spend Their Inheritance?

The thought has had to cross your mind before today.

If you are like me, you probably want your money to make their life easier in retirement. Especially since they most likely will NOT have a great retirement plan like you did.

I started this report after several conversations with friends of mine, all financial professionals. I asked them outright what they had planned and why?

I actually was not surprised at their candor with me. People like to talk about this subject, although usually with a negative undertone.

I was shocked however at how many of them took the simple shot gun approach to planning. In other words they just planned on leaving the money to their children and even though they know the money would not be spent wisely and they are making no other plans. When asked why, most replied it was too much trouble. This from financial professionals.

Those of them who had a plan, truly thought it out. In addition to planning in detail how and when the children would get the money, this group set up expensive trusts to make sure their wishes would be complied with. Why? Because, like the group that did nothing, this group also thought that their children would mis-manage the money. In effect, waste their parents hard earned money. To this group, this was not acceptable.

That simple fact is that parents, for the most part, feel that their children will not handle their inheritance well. The real difference between families is whether the parent cared or not.

Next there was that small group who had no children. They were as conflicted as the rest. If they left it to siblings or nieces and nephews, they felt it would not be spent wisely too. The other dilemma for them was what would happen if they left it to a charity. Would the money be used wisely? Or is the fact that charities administrators change regularly mean that their lump sum donations value to the charity would depend on who was there to administer it that particular day!

Not a comforting thought. Another non-comforting thought about charities is that for a single day only, youre a hero, after that youre very forgettable. Is this how you see yourself being remembered?

Recently a friend of mine told me how his father-in-law would pull out a video tape of the ceremony for his million dollar gift to a college and make his children watch this tape every Thanksgiving. It seems that that is the only way he could get anyone to care or even remember about his gift. Of course, his children didnt care for the yearly movie or the gift!

Back to children and siblings: If there one thing that you can depend on, its that each child of yours is as different as night and day.

It seems that in most families there is the golden child, who can do no wrong, and then there are the other children. The ones who, well let's just say, are wild cards.

With the golden child you could probably give them a million dollars and they would invest most of it for the future. With the not so golden children its: "let's party".

So what do you do? You could just hand it out and however it gets spent, Oh Well! You could go the route of expensive trusts and try to manage it from the grave. Or you could do half and half, a lump sum for the golden boy and simple trust for the not so golden boy. Of course that reminds me of the Tommy and Dickey Smothers bit where Tommy says "Mom always like you best!".

Lets take a look at the top ways inheritances are spent. But first the startling truth: Although its hard to determine this exactly but more than 85% of those who inherit any money have nothing left within 5 years.

Here are some of the top ways they spend it:

1. Purchase a car. Since most inheritances are not "fortunes" it's easy to justify taking what mom and dad left and spending on that dream car. Perhaps it's that 1969 Corvette that your 42 year old child still covets from their youth. You know the one that they'll buy that needs a little work to make it nice again and of course it never will get that extra work. Or how about your 18 year old grandchild that wants that nifty little two seater that just happens to cost $45,000 and would look terrific on campus in front of the dorm, if they can still afford to go to college. Since most inheritances are between $10,000 and $50,000, cars are the number one way to spend that free money you left.

2. Vacations. Same as cars, a good trip to the Islands is a great way to toast the parents!

3. Bigger homes. For the bigger inheritance, got to have a bigger home. After all the 1800 square feet that Mom and Dad raised the family in isn't good enough for Sally and Johnny. Got to keep up with the Joneses. Just visit any high-end development in America today. You'll see a new swing set in back yards of those 5000 square foot homes occupied by 30 somethings with their 2 brand new SUV's in the driveway next to the baby carriages! Ever wonder how someone so young can live so well?

4. College educations. Finally, some common sense. With college costs as high as they are, some smart parents will be putting Mom and Dads money to good use. (could this be the golden child?).

5. Start a business: Sounds like a good idea until you see how many businesses fail. Of course, if it's that lazy son-in-law who has not been too good at supporting your daughter, he may well talk your daughter into starting a business for him because the manager at the Ford plant just does not understand him.

So here we are back at the beginning again. How do you think your children will spend your money?

Can you say "they'll do just fine" or "they'll just throw it away". Do you care?

Do you need to make new plans for your money? Do you have any ideas what to do? Do you know the alternatives?

Should you sit down and sort through your personal situation with someone who can guide you through the alternatives?

Is this type of planning just too complicated and costly?
